Do I have to be a student to live here?

No. While we have predominantly students on site, we rent to anyone who meets our rental qualifications. Please contact us for a list of criteria we use to qualify applicants for residency.

What is an individual lease?

Individual leases make you responsible for only your specific bedroom and the common area. You will not bear the responsibility of rental payments for any other tenant.

When is rent due?

Rent is due on the 1st of each month. You have a grace period until the 3rd of the month. A late fee will be assessed on the 4th day of each month.

Why do I pay full rent for the first month?

Your rent is based on a contractual amount divided into 12 equal monthly payments. This amount takes into consideration the days in August you will live on site.

What amenities do you offer?

We offer a wide range of amenities. To name a few, we have a gym, computer lab with free printing, tanning bed, pool, basketball court, fire pit, hammock garden, plus much more! For a full list of amenities, contact us here.

Are the apartments fully furnished?

Yes, all of our apartments come fully furnished! The common area includes a full sized sofa, love seat, coffee table, end table, dining room table, dining room chairs and full sized washer and dryer. The kitchen includes a stove, dishwasher, microwave, refrigerator/freezer combo, and garbage disposal. Each bedroom includes a bed frame, full XL size memory foam mattress, stackable dresser, desk and desk chair.

Do you have one bedroom apartments?

Yes, but we only have one. If you would like to lease the one bedroom apartment, we suggest you contact us early in the leasing season because it leases quickly due to its scarcity.

Are pets allowed?

Yes! We love our pets here at The Redland. There is a non-refundable pet fee of $250 and allow up to 2 pets per apartment. We have a few breed restrictions. Please contact us for a comprehensive list of pet policies and breed restrictions.

Which utilities are included?

Water, trash, sewage, cable, internet, wifi, and pest control are included with your rent. Residents are responsible for electricity which is billed by a third party. You must have your electricity set up before receiving keys.

How long is the lease agreement?

It depends on when you sign your agreement but our typical lease terms are 12 months and fixed to revolve around the academic year.

Do you offer 6 month leases?

Not at this time. Please contact us to hear about the alternatives we offer.

Do I need a guarantor to sign a lease?

Not necessarily. It depends on how you plan to qualify. If you are not eligible to self qualify, you will need a guarantor. Please contact us to speak with one of our Leasing Professionals about the different ways to qualify.

Can I pay rent online?

Absolutely! It is our preferred method of accepting payment. Your resident portal makes paying rent easy and convenient. When you link your bank via e-check, the transaction fee is waived.

Is parking available?

Yes, parking is available, plentiful, and FREE! All residents are required to register their vehicle with the office to obtain a parking pass.

Are you on the bus route?

Yes, in fact we are the only property in Athens that has TWO bus stops on site that are serviced by Route 12 Athens Transit. The bus fare is included in the tuition cost at UGA. The bus runs every 15-20 minutes from 7am to 7pm while classes are in session. Stop by the office to get a schedule or you can find the information on the Athens Transit website.

Do you offer roommate matching services?

Yes, we provide roommate matching! We ask that all residents fill out a questionnaire that we will send prior to moving in to help choose roommates who are compatible in case you need it.

Do you allow coed living?

Yes. Any coed living must be agreed upon by each resident in the unit before they are allowed to move in.

Do you require renter’s insurance?

No, but we HIGHLY recommend it. Our insurance does not cover your personal belongings or any other liabilities.

Do you allow subletting?

We do not allow sublets but we do offer a process called reletting. It is similar to subletting but the main difference is, the person you have found to take over your spot will sign a lease through us and once it is fully executed, you will no longer be responsible for the lease or outstanding damages once the new tenant moves in.
